‘Amerikaanse woningmarkt krabbelt op’ vastgoedmarkt | 21-Februari-2012
Het aantal woningverkopen in de VS is in januari uitgekomen op het hoogste niveau sinds mei 2010. Dat meldt het financiële persbureau Bloomberg op gezag van economen. Het totale aantal aankopen van nieuwe en bestaande woningen op jaarbasis steeg van 4,92 miljoen in december naar 4,97 miljoen in januari, zo is de doorsnee inschatting van de door Bloomberg geraadpleegde economen.
Volgens het persbureau is het aantrekken van de verkopen een nieuwe aanwijzing dat de woningmarkt overeind krabbelt. Het consumentenvertrouwen is gestegen, doordat het aantal aanvragen voor werkloosheidsuitkeringen rond het laagste niveau sinds 2008 ligt. Wie een woning wil kopen, heeft nog nooit zoveel waar voor zijn geld gekregen, dankzij de dalingen van huizenprijzen en hypotheekrentetarieven.

Nederland investeert fors in Amerikaanse huurmarkt
AMSTERDAM – Nederland is de op een na grootste buitenlandse investeerder op de Amerikaanse markt voor huurwoningen. Alleen Canada investeert meer, zo blijkt donderdag uit onderzoek van Bouwfonds REIM.
Nederlandse investeerders, waaronder pensioenfondsen, verzekeraars en vastgoedfondsen, hebben sinds 2008 voor bijna een miljard dollar aan Amerikaanse appartementen aangeschaft.
Volgens het vastgoedbeleggingsfonds heeft de populariteit van de huurwoningenmarkt in de Verenigde Staten te maken met het feit dat investeerders wereldwijd op zoek zijn naar een veilig onderkomen voor hun kapitaal. Bestond in 2008 nog drie procent van de markt uit buitenlands kapitaal, inmiddels is dat opgelopen tot 5,8 procent.
Ruim 80 procent van de buitenlandse investeringen is afkomstig uit slechts vijf landen. Naast Canada en Nederland zijn dat Zwitserland, het Verenigd Koninkrijk en Israël.
Banen
“Het aantal banen, vooral in de voor huurwoningen belangrijkste leeftijdscategorie 20-34 jaar, blijft groeien. Daarnaast durft die groep het nog niet aan een woning te kopen en huurt daarom”, verklaart REIM de stijgende interesse van buitenlandse investeerders voor de Amerikaanse appartementen.
Het leegstandscijfer van Amerikaanse huurwoningen is met 5,6 procent op het laagste niveau sinds 2001 beland. Bovendien wordt dit jaar het kleinste aantal nieuwe huurwoningen ooit opgeleverd.
